|Description||The office is located on the 8th floor.
WORKS INSIDE OFFICE TO BE DONE/PROVIDED BY THE OWNER:
a) 40Amp single phase EDL meter.
b) 25Amps single phase from the building’s power generator running 24/7.
c) 3 split A/C units wall type.
WORKS INSIDE OFFICE TO BE DONE/PROVIDED BY THE TENANT:
a) Interior partitioning conditional to use only light partitions such as gypsum boards, wood, aluminum, glass, etc… (masonry or concrete or other heavy partitions are not allowed)
b) All interior electrical and low current works, conditional that all new electrical/low current tubes, sleeves, sockets and outlets be exposed (surface mounted).
c) All lighting and luminaire.
d) All furniture, and movable or fixed woodwork.
e) False ceiling or other decorative works.
The Tenant will have a grace period of one month after signature of the agreement to allow time for the remodeling/refurbishing.
a) The Tenant will have to pay the yearly municipality taxes on time and present a copy of the payment receipt yearly to the Owner.
b) The Tenant will have to pay the maintenance charges as per internal regulations ($1,600 yearly as per budget 2016). These maintenance charges include the electrical supply from the building’s power generator. The yearly maintenance charges have to be paid in two equal payments in advance every 6 month.
c) The Tenant will have to provide a fire insurance for the office for the duration of the rent.
d) We will have to sign 1 original contract (in Arabic) and the fiscal stamps (~3.5/1000 of the amounts indicated in the contract) will be shared equally. The contract will be registered at Beirut’s municipality by the Owner.

Year 2 = $14,000 + VAT
Year 3 = $14,000 + VAT
Payment for the first year should be made in full upon signature of the contract. For the following years, the yearly rent amount should be made in two or four equal payments to be paid in advance every 6 months or quarterly.
