|Description||The office is located on the 7th floor, East & West facade, with an approximate area of 300 sq.m.
WORKS INSIDE OFFICE TO BE DONE/PROVIDED BY THE OWNER:
a)A “neocement” flooring silver color covering the entire open space office with a marble skirting at the perimeter and columns.
b)Painting of the entire office with a commercial (low end) finish white color paint.
c)Main electrical distribution panel (exposed) including the circuit breakers to be installed near main entrance door.
d)Provide a water supply connection over the main entrance door.
e)Provide a floor drain near the main drain pipes so the tenant can connect the plumbing of a potential kitchenette or restroom (exhaust ventilation also available near main ventilation pipes).
f)Provide the office with a 3*40Amp EDL meter.
g)Provide 3*40Amps also from the building’s power generator running 24/7.
h)Provide A/C units with a total capacity of approximately 100,000 Btuh with a maximum of 7 outdoor units placed on the 8th floor roof. The A/C units type will have to be discussed with the Tenant to determine the best type of unit that fits the interior usage and partitioning; these can be wall type splits, cassette types, ceiling types or duct-ed type.
i)Provide a main entrance door that fits the Tenant’s need. This door can either be an automatic sliding tempered laminated glass with a total width of 180 cm or a standard wood door similar to other office.
WORKS INSIDE OFFICE TO BE DONE/PROVIDED BY THE TENANT:
a)Building permits and payments to building officials for remodeling/refurbishing works, if needed.
b)Interior partitioning conditional to use only light partitions such as gypsum boards, wood, aluminum, glass, etc… (masonry or concrete or other heavy partitions are not allowed)
c)All interior electrical and low current works, conditional that all new electrical/low current tubes, sleeves, sockets and outlets be exposed (surface mounted).
d)All lighting and luminary.
e)All furniture, curtains (other than existing ones), and movable or fixed woodwork.
f)False ceiling or other decorative works.
g)Any potential kitchenette or restroom (even restroom walls have to be in dry wall gypsum and not masonry)
h)All A/C ducting and grilles, if applicable.
The Tenant will have a grace period of one month after signature of the agreement or completion of works to be done by the Owner, whichever comes last, to allow time for the remodeling/refurbishing.
a)The Tenant will have to pay the yearly municipality taxes on time (~10% of the rent amount of the third year or $5,000).
b)The Tenant will have to pay the maintenance charges as per internal regulations (~$8,000 yearly). These maintenance charges include the electrical supply from the building’s power generator. The yearly maintenance charges have to be paid in two equal payments in advance every 6 month.
c)The Tenant will have to provide a fire insurance for the office for the duration of the rent.
d)It shall be noted that parts of the office are balconies with overhead glass pergola and those parts are not 100% water tight, some dampness or water infiltration should be expected and thus no sensitive equipment should be placed there. In any case, the Owner will remedy such problems if encountered.
e)We will have to sign 2 original contracts (in Arabic) and each party will pay the fiscal stamps for its contract copy (~3.5/1000 of the amounts indicated in the contract) & the contract will be registered at Beirut’s municipality.
f)An Auto Cad soft copy of the office plan can be provided upon request.
GENERAL BUILDING INFORMATION:
a)The building is located on Hamra.
b) A janitor with family is present 24/7 on the 8th floor and roof.
c) The building has 2 elevators running 24/7 even when electricity is provided by the generator.
d) Two restrooms (one for females and one for males) are available on each floor corridor and are cleaned on a daily basis.
e)The Tenant will be provided with 2 free magnetic cards for the main entrance of the building at ground floor for access before 7 am and after dark.
f)A private mailbox with the office # is provided at the building entrance at Ground Floor.
g)CCTV cameras control the building entrances at ground floor.
|Payment Plan||THE REQUIRED YEARLY RENT IS AS FOLLOWS:
Year 1 = $25,000 + VAT (discounted so the Tenant can spend on remodeling/refurbishing the office to fit his particular needs)
Year 2 = $25,000 + VAT (ditto above)
Year 3 = $50,000 + VAT
Payment for the first year should be made in full upon signature of the contract. For the following years, the yearly rent amount should be made in two or four equal payments to be paid in advance every 6 months or quarterly.
